What interior items can I expect to be included in the purchase price of my Studio?
Units are being sold furnished and will include seating, bedding, kitchen appliances, standard utensils, entertainment systems, and a professionally designed decorative package of hardwoods, lighting, countertops, paint, and carpeting.

Are there any association restrictions on renting my unit?
Once purchased, the use of the unit is up to the owner. The developer understands that Savannah is a vacation destination, so it has left room in the by-laws to allow for the fact that ownership may include the opportunity to place a unit in a rental management operation. This agreement would be directly between the unit owner and any management company he/she may choose, and does NOT imply a pooling of units or shared income among a group of owners.

What are my decorative choices?
The developer has worked very closely with J. Banks Design Group to create an attractive decorative package. Owners may consult with J. Banks to discuss what upgrades may be allowed at owner's expense.

What amenities are included with the Studios?
The developer has worked an arrangement out with the adjacent Avia Hotel that allows unit owners to use the hotel pool, fitness room, and business center. In addition, the Hotel housekeeping services will provide common area maintenance. These items are included in the HOA budgets. Owners may also receive hotel housekeeping services for their unit at fees to be set by the hotel.

In addition owners will have access to the indoor/outdoor rooftop garden that will include a patio area for grilling and lounging, plantings, as well as panoramic vistas of the Historic District. A media room is also included in the building and will be equipped with a DLP rear projection television, DVD, surround sound, stadium seating, and wet bar.

Owners also receive a nested parking space in the Whitaker Street Garage, which is located under the building. The condominium association will be assigned a portion of the spaces that the developer has leased (100 years) from the City, and the HOA will in turn manage the lease and assignment of those spaces. Additional spaces may be available on a first come, first serve basis, at additional cost through the unit's monthly HOA dues.

Units were completed and ready for use in January of 2009.

How do I secure a unit?
We are accepting contracts on units with a 10% earnest money deposit. The earnest money will be placed in an interest bearing escrow account, the earnings from which will be applied towards the balance due at closing.
